If you do not know how to pick a builder and/or read and understand house plans and specifications, do you think you should know these things before having a house built?

Jim Hasenau’s book, Building Consultant tells you how to do this.

His book, “Building Consultant”, is a basic primer of the sort helpful to read before building your own home.

Building Consultant can help you avoid costly errors. You will save money, not only during construction, but also for years afterward because your house will have

good planning, good materials, and good workmanship.

Hasenau is not really a writer. He is a builder who writes books…. He passes along advice in the manner of a knowledgeable relative.

Where to start?  The choice of who is the builder is crucial.

Do you know how to choose a builder?  One of your two free chapters tells how to go about checking out a builder.

Hasenau is a builder with decades of experience building single site homes, not subdivisions, and has worked with thousands of people to build their homes.

He has observed that sometimes well-meaning relatives or friends can try to second guess the decisions made by a builder and home owner about materials, colors, type of furnace, etc.  Some times these folks are just know-it-alls.  This can result in someone being a dissatisfied homebuyer.  Most of us know we cannot get something better for less money.  Sometimes buyers have been gypped.

The reason he wrote Building Consultant was to avoid having dissatisfied customers.

From Building Consultant:

The time to prevent such an unhappy situation (a dissatisfied customer) is BEFORE the house is completed (or purchased.)  With those thoughts in mind, we hope to present the layman’s idea of what to expect for his money and the builder’s problems in producing that finished product.  And further, what each of them should do, can do, and must do.

Always working for the buyer’s advantage is the builder’s desire to satisfy the customer.  Satisfied customers bring referrals and more business to the builder and he is well aware of this form of built-in advertising.  The average builder will make a real effort to keep his buyer happy.

Your first Free Chapter is “Choosing a Builder”.  What you should know about a builder and how to find out.

From Building Consultant:

How to select a builder is certainly one of the most important steps along the road towards completion of your home.  A mistake here can cause grief during the entire building process. It surely behooves the homeowner to make the right selection at this point and to spend the time required until he is convinced that he has the correct man for his job.

Hasenau doesn’t teach us how to build a house in this book.  He tells us what we need to know about selecting a builder and working with him to get a good home.  And after the house is built, Hasenau’s book is a good reference on technical matters.

Mistakes happen when building a home even under the best of circumstances. So what do you do?

Your second free chapter explains what to do when mistakes happen and things to be avoided, like going to court.

“We hope that you will avoid mistakes by exercising continuous examination of the construction site; by paying close attention to all documents relating to the deal, by checking daily on the progress of the work on the building.  We do not mean merely walking through the house and out the back door. We mean studiously and meticulously and critically observing everything.  Get a tape and maybe a level.  Carry the plan with you.  We hope you avoid the problems created by mistakes.”

Now, coming from a second-generation builder of several hundred homes, such a statement should not be ignored.
